Do you need a home inspection?

The inspector will describe the home's condition, and, if he or she identifies any major problems, will explain how to address them. In the event of major problems you might have to renegotiate the terms of your contract.

Radon test and/or termite inspection can also be performed, but must be explicitly made part of the contract. If you choose a FHA or VA loan, the home inspection and termite inspection are done by an FHA or VA approved inspector and are part of your loan contingency.

What does the inspector do?

A home inspection is a visual examination of the structure and operating components of a home.

You may benefit by hiring a home inspector to inspect your future home so he can identify positive features, maintenance needs, and energy saving recommendations, and identify any major problems (if any), so that they can be addressed in the time allotted on your sales contract.

A written report will be issued usually at the end of the inspection or given to you shortly thereafter. Remember you have to address any problem areas within the time frame specified in your contract. Your real estate agent will make you aware of it.

Termite inspection: The inspector can conduct a specific inspection for the presence of termites and other wood destroying insect infestations, and provide a written report of the findings.

Radon measurement: Radon Measurements are very important and many inspectors offer them. A home inspector must be state-certified through the Illinois Department of Nuclear Safety.  Ask your inspector if they are certified by the IDNS, and not solely the EPA (which has relinquished control of their radon proficiency program).  All tests done by people other than IDNS-certified companies must be turned in with a non-compliance form.
